Enforce Realty & Finance encompasses over two decades of experience and uses current and past market needs and analysis to assess and manage real estate transactions.  Enforce is a minority-owned,  small business based in the Greater Los Angeles Area.  Enforce Realty & Finance's partnerships allow it to manage transactions of all sizes and to partake in complicated endeavors.  We focus in the areas of REO (Real Estate Owned), Short Sales, Forbearance and Foreclosure negotiations, and Property Management.  

President and Broker Cesar Herrera has over 20 years' experience running his own Real Estate Brokerage firm. As a licensed broker, he was integral in the development and financing of multi-million dollar sales of residential and commercial properties. Mr. Herrera is licensed with the California State Board of Licensed contractors for both commercial and residential sales.

THE TEAM

President and Broker Cesar Herrera has over 20 years' experience running his own Real Estate Brokerage firm. As a licensed broker he was integral in the development and financing of many multi-million dollar sales of residential and commercial properties. Mr. Herrera is licensed with the California State Board of Licensed contractors for both commercial and residential sales.

 

 

Mario Hernandez has over 20 years of extensive experience in the financial industry. Mr. Hernandez has been involved in all aspects of finance, ranging from relationship management, to residential, business, and commercial lending. Mr. Hernandez has been involved in major transactions generating millions of dollars in revenue. Mr. Hernandez enjoys volunteer work with organizations such as Habitat for Humanity and has taught finance in the L.A Unified School District.

 

Joshua Reyes, Chief Operations Officer, has over 20 years of experience in the area of Engineering, Construction and Site Development with Military Security Mr. Reyes has been in the United States Air Force for 21 Years. In the USAF he was responsible for the development and engineering of projects throughout the globe including the responsibility of designing a Military Base. Mr. Reyes holds a Class B General Contractors license and has played a vital role in the build-out of a diversified portfolio of commercial and real estate projects. In the USAF he was awarded 10 medals and recently received a commendation letter from a 3-star general.

 

Brian Holden's career spans 28 years of navigating complex aspects of the securities markets. He  offers guidance in corporate restructurings and marketing solutions for a diverse clientele that includes a vast array of industry sectors.  Mr. Holden leverages his understanding of the underlying psychology of the capital markets and strategically adjusts to market conditions.  He manages a company's continued funding requirements while carefully structuring market awareness campaigns even during turbulent times or industry bubbles. Mr. Holden strives to mitigate risk for his clients and has been instrumental in strategically aligning his public company clients' capital needs with market conditions. 

Jill Narciso is a UCLA graduate and current Lead Administrator for UCLA’s Department of Medicine- Veterans Affairs Division. She has over 10 years’ experience managing Federal, State, and Private Contracts and Grant Funding, and she manages a research grant portfolio of over $25 million. Her work has allowed national and internationally-renowned research investigators receive funding from several National Institutes of Health agencies, the DoD, and pharmaceutical companies.

Shawn Mahdavian has a Bachelor's Degree in Civil Engineering.  He is CEO of Shawn Consulting and has over 15 years of experience.  He is well versed in Structural and Architectural Design and Codes.  Through his extensive knowledge and work with Local and State Government, Shawn has built relationships and a reputation that compliments his endeavors.

SHORT SALES/ FORECLOSURES & FORBEARANCE

Exceeding Expectations

Foreclosure is the legal process by which a lender takes control of a property, evicts the homeowner and sells the home after a homeowner is unable to make full principal and interest payments on his or her mortgage, as stipulated in the mortgage contract.

A short sale is a sale of real estate in which the net proceeds from selling the property will fall short of the debts secured by liens against the property. In this case, if all lien holders agree to accept less than the amount owed on the debt, a sale of the property can be accomplished.Under forbearance, your loan payments are postponed (or reduced) but interest continues to accrue during the period of forbearance. If you don't pay the interest during that period, the interest may be “capitalized,” which means it is added to your principal balance.
